The house across the lane from me just went on the market for $275k. During the real estate boom, it was appraised at $500k. There are now several homes in my neighborhood that are sitting empty as a result of greed and speculation.

Admittedly, this home could stand a new roof... probably would run around $10k. But I thought I would mention it here, just to increase the chance that a musician would be moving in, rather than someone who repairs leaf blowers and chainsaws.

Keep an eye on this site. It is supposed to go on the market this week.

If I moved in next door, you might be wishing for the leaf-blower guy! Not that I could afford a house in the 200+ K range. Is the garage for sale separate from the house, or do I hafta buy both?

Susan and I just closed on a condo at Alii Lani last week with plans on moving there permanently one day. We were at AMC in February and loved it there, especially the music.

Perhaps someone could answer some basic questions about condo ownership in the islands:
What are property taxes like for condo ownership? (per $100K assessed value or thereabouts)
What are the monthly fees? (average range)

I'm sure it's still out of my range, but maybe, just maybe...

Our condo fee is about $450 a month (not including electric). Taxes are about $550 per 100K.

In my dreams I live on the Big Island, so I track the real estate scene at least occassionally. There is a great, really informative website maintained by Harry Pritkin; www.konarealestateagent.com.

I'm on his listserve, and receive almost daily, customized updates for the Kona and Hilo districts. If you're at all serious about living even part-time on the Big Island, you will find Harry's website helpful.

This sounds perfect for our needs. We've just formed a ten person marching band comprised entirely of leaf blowers and your neighborhood appears to be the perfect place to hone our act. When we not marching I have a job testing jet engines and I assume that I can use the garage for this work. Mahalo for the lead.

Until a few years ago I owned a condo in Waikoloa. The real estate taxes, general excise taxes, value added taxes, homeowners fees, maintenance fees, utilities, and vacancy rates are much higher than you could anticipate. And the rental income and cooperation from property managers are much, much lower than you could imagine. All combined, in a state with lowering tourist numbers, a downward economy, and more prone to raise taxes than cut entitlements paints a much different picture than what you see in the Hawaiian Airlines magazine. ;-)
